We are not an exit service

We do not cancel timeshares. We do not contact developers, associations, or lenders for you, represent you in any negotiation or dispute, or perform any service on your contract. We will never ask for your contract in order to “work on” your exit, and we do not guarantee — and no one honestly can — that any cancellation, surrender, deed-back, or resale will be accepted or completed.

Deadlines are estimates

The rescission deadlines shown by our tools and tables are estimates computed from published state rules as of October 2026. Statutes are amended, counting rules have exceptions, and individual contracts sometimes grant longer windows than the statute. Your contract and your state's current law control. Treat every date on this site as a reason to act earlier than it, and verify a deadline that matters against your contract's cancellation section or your state consumer-protection office.

Developer programs change

Developer surrender, deed-back, and hardship programs are described as generally reported at the time of writing. Developers rename, reprice, restrict, and retire these programs without public notice. Any description here is a starting point for your own inquiry, not a representation of current terms.

Industry figures cited on this site (purchase prices, maintenance fees, financing rates, enforcement amounts) come from the sources named alongside them — principally ARDA's 2026 industry reporting and FTC and FBI public releases — as of October 2026. They are averages and reported totals, not predictions about any individual contract.
